Michael S. Cook is the president of Michael S. Cook & Associates, Inc. and he has been actively engaged in real estate valuation and consulting since 1986. Mr. Cook has conducted valuations for numerous financial institutions, the Department of HUD, state and local governments, real estate developers, real estate investors, attorneys, and individuals. Property types regularly analyzed include unimproved land, residential and commercial subdivisions, single-family residences, condominiums, 2-4 family properties, apartment complexes, office buildings, retail facilities, and light manufacturing or industrial facilities.
Mr. Cook has provided property tax consulting services to numerous property owners and has testified before the Appraisal Review Boards of Collin County and Grayson County. Additionally, he served as a member of the Collin County Appraisal Review Board in 2007 and 2008.
Mr. Cook has been certified and testified as an expert witness in Texas Federal Court, U.S. Bankruptcy Court, Texas District Court, Collin County Court of Law, and Grayson County Court of Law. Additionally, he has served as a Special Commissioner for Grayson County in condemnation proceedings.
In 1985, Mr. Cook became involved in the construction of single-family residences and the development of small commercial properties. Throughout his career, he has remained an active investor in land, residential properties, and commercial properties.
Education and Professional Designations
Mr. Cook has completed numerous college courses, continuing education courses, and seminars offered by a variety of sources, including the Appraisal Institute, the Institute of Real Estate Professionals, the Department of Housing and Urban Development, and Fannie Mae. Mr. Cook regularly attends the meetings of the North Texas Chapter of the Appraisal Institute and conferences such as the annual conference of the Relocation Appraisers and Consultants organization.
The Appraisal Institute awarded Mr. Cook the MAI designation in 1999. The MAI membership designation is held by appraisers who are experienced in the valuation and evaluation of commercial, industrial, residential, and other types of properties, and who advise clients on real estate investment decisions.
Mr. Cook was also awarded the Appraisal Institute’s SRA designation in 1989. The SRA professional membership designation is held by real estate solutions providers who are experienced in the analysis and valuation of residential real property.
Mr. Cook is licensed in the State of Texas as a Real Estate Broker and maintains a General Appraiser Certification in Texas.
